Each apartment home features a fully equipped kitchen with stainless steel appliances, including a refrigerator, electric range, microwave, and dishwasher, as well as a full-size washer and dryer for added convenience.
Does your community offer furnished apartments?
We can assist you in renting a furnished apartment home through our relationship with Cort. Please inquire with our Leasing Team for more information.
Is there in-unit laundry?
Yes, all apartment homes come equipped with a full-sized washer and dryer.
Is there in-unit air conditioning/heating?
Yes, all apartment homes are equipped with central air conditioning and heating to help keep you comfortable year-round.
Are there ceiling fans?
Yes, there are ceiling fans in every bedroom.
Is parking included?
We have both covered and uncovered parking available. Parking is an additional monthly fee.
Is there guest parking available?
We do not have any guest parking at this time.
Are storage units, garages, or carports available to rent?
No, we do not have any storage units, garages, or carports at Birchway Tropicana.
Is there a resident referral program?

Are there community events?
Yes, we host monthly residents events.
What is your pet policy?
At Birchway Tropicana, we do not have a pet weight restriction but we do have some restrictions for breeds.
What amenities are offered?
At Birchway Tropicana, we have a vast array of amenities including a 24/7 fitness center, pool and spa with multiple grilling and outdoor game areas, coworking pods, and a clubhouse with shuffleboard and other games.
Is there a fitness center?
Yes, we have a fully equipped fitness center with free weights, TRX, and cardio equipment.
Is there a pool and is it heated?
We do have a heated pool at Birchway Tropicana.
Do you have a coworking space?
We have coworking pods available for use.
Is this a smoke-free community?
Yes, Birchway Tropicana is a smoke-free community.
Are there EV charging stations?
Yes, we have EV charging stations available at Birchway Tropicana.
Can I rent out amenity spaces for private events?
Our amenity spaces cannot be rented out for personal events at this time.
How soon will I hear about my application?
You can expect an update on your application within 24 hours.
Are there any current move-in specials or promotions?
Please contact our leasing team for the most up date concession.
Is renter's insurance required?
Renters’ Insurance is required but not included.
Are there any income or credit requirements?
Leaseholders must have a gross monthly income equal to 2.5x the base rent, and guarantors must have a gross monthly income equal to 5x the base rent.
What happens if I change my mind and no longer wish to lease the apartment?
After the 48 hour hold period, the holding deposit is non refundable.
What are the lengths of leases?
We currently offer lease lengths randing from 6 to16 months
Can I schedule a tour of the apartment?
Absolutely! We’d love to show you your new home. We offer both virtual and in-person tours to fit your preferences—simply contact us or use the “Schedule a Tour” button to book your visit.
How much notice is needed before moving out?
A 60-day written notice is required prior to the lease end date to confirm your intent to vacate the apartment.
How do I submit an application?
Applications can be submitted on our website through the "Apply Now" button.
Do you have any Preferred Employers?
Yes, we do have a Preferred Employer list. Please reach out to our Leasing Team to learn more about our Preferred Employers and discounts available.
How do I report a maintenance need?
Maintenance requests can be submitted through the resident portal or by contacting the office during business hours. After-hours emergencies can be reported by calling the front office and following the prompts.
Is there maintenance assistance 24/7?
Emergency maintenance assistance is available 24/7. Emergencies include fire, flood, HVAC failure based on outside temperatures, clogged toilets in single-bathroom units, active leaks, and lockouts. Non-emergency work orders will be addressed the following day
What information do I need to provide for my application?
Personal information, current address, and employment details are required for your application.
When is rent due and how do I pay it?
Rent is due on the 1st of each month. Accepted payment methods include certified funds, cashier’s checks, money orders, personal checks, credit/debit cards, and ACH payments. Please note that credit/debit card payments may incur a service charge fee.
How far is the community from the airport?
Birchway Tropicana is 5 minutes from the Harry Reid International Airport.
